How long will it take to lease my property?
There is no guarantee on how long it will take to rent a property as it primarily depends on the market. However, if the rent you are asking for is realistic, more people will respond to the advertisement and display an interest by attending open inspections. In addition to this, if your property is presented well, you will receive more applications for your property, resulting in a greater choice of tenants.
For properties that are well-presented in suburbs where the demand is high, we have successfully leased properties from just 1 open in around 2 days. On the contrary, for properties in suburbs with an oversupply, we have put in the hard work of offering multiple inspections, and our longest vacancy period to date has been around 24 days.
How do I switch to MAYA Real Estate?
Contrary to one’s belief, changing property managers does not have to affect the existing tenancy. If you are dissatisfied with the service of your current property agent, please feel free to give us a call to arrange a meeting. We can guide you through the property management agency agreement, prepare the transfer form for you to sign, and manage the rest with your existing property manager, as well as the tenant.
What if the tenant doesn’t pay the rent?
We audit the incoming rent on a daily basis. If the tenant is 3 days late for rent, they are contacted by telephone, email or SMS. If they are 7 days late, the tenant is posted a notice to inform them that they are in breach of the tenancy. If the rent is still unpaid after 14 days a termination notice is issued on the 15th day, which is in line with the Residential Tenancies Act 1995.
However, if your tenant is 7 days late for rent, we will inform you. We will acquire your instruction prior to issuing a termination notice to the tenant. Our aim is to guarantee that you maximize your returns. Therefore, we ensure that your losses are minimized if things are not working in your favour.
Can you rent out my property even if you don’t have an office in my suburb?
In today’s technological climate, prospective tenants rely on online portals to search for the suburb and price range that they are interested in. Data regarding rental prices in various areas is easily accessible to agents online. Our property management software is cloud based, which indicates that we do not need offices in each suburb to be able to manage properties.
How are payments made?
Tenants make payments into the trust account via electronic fund transfer, direct debit or cash payments at our office branch. Following this, payments are made to a landlords nominated bank account at the end of each month. A statement is provided which shows all transactions associated with your property. Landlords are sent a comprehensive transaction history at the end of the financial year.
Do you have contractors to carry out maintenance?
We have access to licensed, qualified contractors who provide quality service at competitive pricing for your property.
However, if you have a contractor that you wish to use for your property, you can let us know and we will be more than happy to accommodate your needs and wishes and work with them for you.
Are regular inspections carried out?
We carry out inspections between the first 6 and 9 weeks after a tenant first moves into the property. After that, we carry out quarterly inspections to make sure that the tenant is maintaining cleanliness and keeping the property in a reasonable condition. The inspection reports provide comprehensive information such as photographs of the property which are also shared with the landlords as proof of the property’s condition.
When are rent reviews carried out?
Rent reviews are carried out approximately 6 weeks prior to the expiration of the current tenancy, whereby MAYA Real Estate does a detailed review of the current market conditions and offers your recommendations for the property moving forward. We follow the landlord’s instructions regarding any lease extensions or rent increases prior to taking such action.

In the event of a situation where a trip to the tribunal is needed, our team will be there to support you so that you can attain the best possible outcome. Our primary aim is to minimize the stress for the landlord and to avoid the likelihood of a tribunal appearance.
